Read reviews. Before you make a final choice, conduct several in-person interviews. You want to be sure the home builder is responsive, has a defined process for building your home and communicating with you, and has many other satisfied clients.
Experience in the Area: As you narrow your list, be sure the builders you’re seriously considering have experience in the general area where you want to build. In addition to navigating the permitting process, a knowledgeable home builder will have good data about available lots and have a good work team who knows the area already in place.
Communicate, communicate, communicate: This aspect of the relationship can’t be overstated. How did the interview go? Were you comfortable with the builder? What is the process for keeping in touch with you? How often will you hear from your builder? How often will you meet with your builder? What’s the expected timeline and steps from now until your home is completed?
Pricing: Be sure you’re selecting a builder who builds in the price range you believe you’re in. Come to the interview prepared to discuss specific aspects of the new home you’re dreaming of, so you can get ideas and feedback from your prospects.
Don’t leave the interview without covering these key questions:
- How long has the builder been in business?
- What responsibility does the builder assume for the work of subcontractors?
- Who will be responsible for correcting problems with major appliances?
- What type of warranty protection does the builder offer?
- Does the builder belong to the local builders association (affiliated with the National Association of Home Builders)?
